Suprise Arizona's Real Estate Outlook

The Surprise, Arizona, real estate market has shifted into a balanced, buyer-friendly environment in the fast-growing West Valley of the greater Phoenix metro area. Zillow reports the typical home value at approximately $421,000, down about 2.7% year-over-year, while Redfin shows the median sale price around $415,000 in February (down 2.4% YoY), with other sources citing median figures between $415,000 and $440,000 depending on the neighborhood and data set. Active inventory has risen noticeably (often exceeding 2,500 listings citywide), pushing median days on market to 51–79 days — significantly longer than in tighter prior years. This gives buyers more negotiating power, greater selection among new construction and family-oriented communities, and reduced bidding pressure.
